"To Whom It May Concern: Having worked as a Realtor in Pulaski County, Missouri from 1997-2001, I have had the opportunity to work with many agents in the Pulaski County Board of Realtors. Kathy Potter joined the board shortly prior to my move to Kansas in the fall of 2001. Therefore, prior to my departure, I never had the opportunity to work with Ms. Potter on a real estate transaction. Having continuing business interests in Pulaski County, I listed a new home for sale with a local agency in the spring of 2002. One day prior to the expiration of the exclusive listing, Kathy brought a contract to that agency. Kathy knew the listing agreement would expire the next day. She knew that if she waited one day that Century 21 Prestige would have the listing agreement "in-house" and that she would net more commission by waiting. However, Kathy demonstrated such integrity in her actions at that time that she has earned my loyalty for current and future sales on my behalf. Since that time, Kathy has not only listed, but also sold three of my new homes. While Kathy is relatively new in the business, she has been trained very well by her current broker, Ms. Rosenthal. She has gained more practical real estate experience in three years than most agents will gain in a decade. Unlike many other seasoned agents, Kathy is not set in her ways of marketing and is venturing out to try a fresh new approach in Pulaski County. This website serves as one such example. To my knowledge, Kathy Potter is the only Realtor in Pulaski County who owns her own website as opposed to perhaps just having a page on the company site. In addition, Kathy is the only agent in Pulaski County who is currently fully utilizing the enhancement functions on realtor.com to include more descriptive text, more pictures and additional graphics. In this respect, Kathy creates a presence on Realtor.com to better promote her listings. Kathy is a hard worker... often 7 days a week; often on holidays, and constantly late nights. I have found her to be accessible when I need her, always pleasant and friendly. Kathy has a warm personality and a sincere interest in providing good service to her people. And, she's just a hoot to be around!"

Occasionally homeowners who are trying to sell their home are surprised to learn that their title is encumbered by a lien. There are several types of liens; the most common are mechanic's or contractor's liens.
The lien (or debt) must be paid off in order to be cleared. If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple "quitclaim" deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.
Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller. This is where an experienced real estate agent can provide solutions to resolve the issues and conclude the sale.
